Tips for Selling Your Home
When it comes to selling your home the simple things can ensure that you maximise the potential price that someone is prepared to pay.

The first step is to fix those items which have niggled at you over the years i.e. oil the squeaky door, clean the cobwebs from the eaves, replace a broken cupboard handle etc because it is these things that a potential purchaser will also identify.

Remember first impressions will last a long time and accordingly ensure that the front garden has had a spruce up including pruning of overhanging branches, weeding and sweeping of paths and drives. The purchase of a new front door mat, repair of torn or worn security door mesh and the de-cluttering of the front porch can work wonders.

The investment in some mulch or toppings for the garden beds can hide a multitude of sins and provide the potential purchaser with the impression of what the garden can look like.

The painting of wing or side fences can act like a picture frame and extenuate the positives of the house.

The relocation of garbage bins and other rubbish from around the front of the house and the removal of clutter from the garage are also important. If your garage is small or cramped ensure that you do not leave cars in the garage when an inspection is on.

Try and avoid leaving cars parked in the driveway as this can detract from the house. Also ensure that your real estate agent does not park in the drive of the house but instead walks the potential purchasers in off the street so that he/she can paint the best picture of the house.

Inside the house ensure that surplus furniture is removed in order to create the feeling of space. Make sure that the house is cleaned and presentable with children’s toys and other hazards put well away. Mood music and the old smell of baking bread or aroma candles can also assist in the sale of your house.

If you have glamour portraits or private pictures/documents or other questionable items make sure that they are not on public display. Also remember something that it your taste may not be someone elses so err on the side of caution and hide that nude statue of David.

In the bathrooms make sure that there are new towels displayed and the toilets and benches are wiped down. Declog the sinks of hair and toothpaste stains. Place flowers or similar in the bathroom and use an air freshener.

In the kitchen make sure the stove is cleaned including the oven and also remember that purchasers will look in cupboards so make sure they are organised and presentable.

The bedrooms should be adorned with presentable bed linen and if you have teenage children make sure that any posters are appropriate and kept to a minimum. Wardrobes should also be organised and remember people will be looking in them so if you have anything to hide, hide it well.

Most importantly ensure that your house is presentable and the way you would like to see it if you were the purchaser, by doing this you will ensure that you achieve the best price possible.
